Homeowners / Condominium Associations
Whether we are discussing attached dwellings or single family home / free standing units, odds are, the homes are within a common interest development / association. These associations are created in order to maintain a higher level of outward appearance which helps to increased property values. The associations maintain the common area elements such as pools, parks, BBQ's, pergolas, hillside landscaping, streets, paths, etc.
Through the association maintenance of these items, the beautification of the community is upheld and an overall serene environment is maintained. This helps owners pursue their right to quiet enjoyment within their investments.
Each association operates under a set of governing documents or Covenants Conditions and Restrictions (CC&R's). These governing documents advise the elected board of directors on how to manage the community business aspects in order to create uniformity and guidelines for community operations. These documents, while seemingly and sometimes oddly similar to another associations, are individual to each association. The importance of review and understanding is paramount as the association is required to act within the confines and requirements of the governing documents.
